Land Use and Production
The property is currently operated as a mixed forestry and livestock holding, combining stable rental income with long-term timber value.

The livestock component is leased to a local producer at USD 105 per hectare, providing steady annual income.
Within the forestry area, 93 hectares are leased to Montes del Plata at USD 227 per hectare. The remaining forestry plantations are privately owned. These trees were established in several planting stages, largely with technical support from UPM, which also holds first purchase priority for the timber.
The estimated value of the privately owned timber stands is USD 1,220,685, representing significant embedded capital value.
Location and Layout
The property enjoys direct access from Route 100, with the land extending north from the highway.
The holding is divided into two plots:
- 639 hectares – the main block
- 104 hectares – located directly on Route 100
Infrastructure
There are currently no buildings or infrastructure on the property, offering a clean slate for future development according to the investor’s operational plans.
