Forty farmland transactions were presented to the Institute of Colonization. These are transactions for plots of more than 500 hectares. The overall area transferred is 54.310 hectares. The average price per hectare is $ 4.940 USD.
As compared to 2013 we see less transactions at a higher average price. In part this is due to the fact that in 2013 some large transactions were done in forestry with large plots for lower prices. In 2014 transaction were done mainly in crop farming and mixed farming (crop and cattle land).
Transactions are spread out all over Uruguay, but the majority of transactions is in central and northern Uruguay where price – quality relation is more attractive than in the traditional crop area in western Uruguay.
From these transactions it can be deducted that average prices are:
- forestry land 2.000 to 3.000 USD per hectare
- cattle land 4.000 to 6.000 USD per hectare
- mix of crop and cattle land 6.000 to 8.000 USD per hectare
- crop land 8.000 to 15.000 USD per hectare (75% or more suitable for cropping)
Apart from these general references there is a plus on the prices when there is an important farmhouse or when the property is located near a city like Montevideo, Punta del Este or Colonia del Sacramento.
