At the start of 2016 we can present an overview of farmland transactions carried out in 2015. 51 transactions were presented to the Institute of Colonization. These are transactions for plots of more than 500 hectares and CONEAT 100 or more. The overall area transferred is 70.419 hectares. Considerably more than in 2014 when 54.310 hectares were sold. The average price per hectare is $ 4.574 USD which is below the average of last year $ 4.940 USD.
As compared to 2014 we see more transactions covering a larger area at a lower average price. In part this is due to the fact that in 2015 most transactions were done in northern Uruguay concerning less fertile land. Large funds decided to sell non-core farmland in order to improve their financial performance mainly in Cerro Largo, Tacuarembó and Rocha.
The Ministry of Agriculture annually publishes farmland prices of all transactions regardless of size or quality.
From both publications it can be deducted that average prices are:
- forestry land 2.000 to 4.000 USD per hectare
- cattle land 3.000 to 5.500 USD per hectare
- mix of crop and cattle land 4.500 to 8.000 USD per hectare
- crop land 6.500 to 12.000 USD per hectare (75% or more suitable for cropping)
Apart from these general references there is a plus on the prices when there is an important farmhouse or when the property is located near a city like Montevideo, Punta del Este or Colonia del Sacramento.
